Sanford Neighborhoods by Likely AC Equipment Age

What era of equipment is probably on the pad depends on when the subdivision was built, not on the ZIP code. Sorted by the county appraiser’s own build-year data, Sanford’s twenty largest subdivisions split into four distinct equipment-age cohorts — from a 1930 median in the historic core to six subdivisions still on original, post-2000 equipment.

Seminole County Property Appraiser CAMA extract (Parcels.csv, files dated 2026-09-05), residential improved parcels in tax district S1 = City of Sanford. “Likely equipment era” is our inference from the build year, not a record of any installation — the only way to know what is on your own pad is to look at the nameplate.

02

Why this is not the same page as service areas

SCOPE

The service areas page answers which office issues your permit and which pools sit where. This page answers a different question — what the build year says about what is probably already installed, which is what actually drives a repair-or-replace conversation. The full framework, with the same subdivisions sorted by repair-or-replace phase.

CAUTION

Loch Arbor, Sunland Estates, Groveview Village, Lake Forest, Mayfair Oaks, Buckingham Estates, Bakers Crossing, Celery Estates, Thornbrooke, Kensington Reserve, Celery Oaks and Riverside Oaks all carry documented build-year ranges from listing sources, but none of them appear among the twenty largest tax-district-S1 subdivisions above — so unlike the table above, we do not assert here which of them sit inside city limits. The historic districts and the two post-2000 townhome/condo clusters are the exceptions — both confirmed. Historic district detail · Townhome and condo detail.
