AC repair, changeouts and heat pumps in Sanford

We repair and replace residential air conditioning and heat pump systems for homeowners inside the City of Sanford and in the unincorporated 32771 and 32773 addresses around it. A changeout here needs a mechanical permit, and which office issues it depends on whether your parcel sits inside city limits — the two buildings are less than a mile apart and only one of them can pull your permit.

Two desks, one city

The county building division has a Sanford address and cannot pull your permit

Seminole County’s Building Division is at 1101 E. First Street, Sanford. It permits unincorporated Seminole County only. If your house is inside city limits, your permit is issued by the City of Sanford Building Division at 300 N. Park Avenue — a different office, a different portal, a different fee schedule.

Getting this wrong stalls a changeout for days. See the full decision path.

Your address decides your desk

JURISDICTION

Seminole County’s building page is explicit that “Replacement of a condenser, air handler or both, and/or package unit” is work that does require a permit. The only open question is which counter it goes to.

DECISION 01

Is the parcel inside the City of Sanford municipal limits?

A 32771 or 32773 mailing address does not answer this. ZIP 32771 runs well past the city line into unincorporated territory, including Midway CDP (2020 population 1,524) and Lake Monroe.

Yes — that address is in Sanford. The county’s building division sits inside the city it cannot permit. Its own page describes its role as reviewing permits and inspections for properties in unincorporated Seminole County.

What gets covered

SCOPE

01 AC repair

Capacitors, contactors, blower motors, condensate faults and refrigerant leaks. Your matched contractor diagnoses the fault before quoting the part.

02 System replacement

Full changeouts, permitted at the correct office, sized by Manual J rather than by matching the old nameplate.

03 Heat pumps

The right default in a climate with roughly 211 days a year that never drop below 60°F. Strip heat is a backup, not a heating system.

04 Maintenance

Drain lines, coils, blower wheels and charge. In a high-latent climate the drain line is what strands people in August.

05 Ductwork

Retrofit duct in pre-war houses that never had it, and 20-year-old attic flex in the boom-era subdivisions.

06 Indoor air quality

Humidity control, filtration and return-path corrections. Most “clammy house” calls here are an oversizing or duct problem, not an equipment problem.

Sanford is two housing markets, not one old one

STOCK

Sanford gets described as an old town, and the historic core earns that: the Sanford Residential Historic District alone holds 432 contributing historic buildings, and the largest single subdivision in the appraiser’s file, “Sanford Town Of”, has a median build year of 1930.

The parcel data says that is only half the city. The median Sanford home was built in 1995, and 46.4% of the residential stock dates from 2000 or later. Of the twenty largest subdivisions in the city, 14 are 100% post-2000 — 2,939 parcels of townhomes, condos and production-builder houses.

Only 24.8% of Sanford was built between 1970 and 1989, the band that produced most of Central Florida’s straight-cool-plus-strip-heat systems. That is why this site does not lead with a strip-heat rebate pitch: for most of Sanford it is simply the wrong conversation.

What the Lake Monroe shoreline actually changes

CLIMATE

Long season, heavy humidity

Sanford sits at about 28.77°N and 39 feet of elevation on the south shore of Lake Monroe. The National Weather Service Melbourne office keeps a Sanford-specific climate record (period 1950–2018) tracking the cooler season — the span between the last and first sub-60°F readings — at a median of 154 days. The remaining ~211 days never drop below 60°F.

The nearest long-term station with a published cooling-degree-day normal is Orlando, at roughly 3,452 annual CDD on the 1991–2020 NOAA normals, with July relative humidity near 92% in the morning falling to about 59% by early afternoon. That is a proxy figure, not Sanford’s own.

What we do not recommend

  • Salt-air coil coatings. Sanford is an inland freshwater lakefront city about 40 miles from the Atlantic. The coastal-corrosion pitch is a real product in Cocoa Beach. Here it is a line item.
  • HVHZ-rated equipment. The High-Velocity Hurricane Zone is Broward and Miami-Dade only — 2023 Florida Building Code, Residential, R202. Seminole County is not in it. Anyone quoting you an HVHZ surcharge in Sanford is quoting a code that does not apply to your house.
  • Oversized equipment. Bigger short-cycles, pulls less moisture out, and leaves the house cold and clammy. In a latent-load climate, correct sizing beats extra tonnage every time.

Hurricane season, June to November, is a genuine reason to talk about surge protection, condenser tie-downs and a post-storm check. That one is real.
