About Sanford HVAC
Sanford HVAC repairs and replaces residential heating and air conditioning systems in Sanford, Florida — inside the city limits and in the unincorporated 32771 and 32773 addresses around them. We repair systems, replace them under the correct permit, install heat pumps, maintain equipment and fix the ductwork that most of the actual problems in this city come down to.
How we work
PRINCIPLESThe address comes first
Before equipment, before tonnage, before a price: which jurisdiction, which district, what era of house. In Sanford that single question determines the permit office, whether a Certificate of Appropriateness is needed, whether the condenser can go where you want it, and what is realistically sitting in the attic.
Load calculation, not nameplate matching
We size replacements from a Manual J on your house. In the post-war and pre-1970 stock that often means less tonnage than what is being removed, which is a conversation worth having rather than avoiding.
Permits pulled, not skipped
Seminole County lists condenser, air handler and package unit replacement as permit-required work, and HB 803 (2026) expressly excludes mechanical work from its new sub-$7,500 exemption. A quote that is cheap because there is no permit in it is not actually cheaper — it is a problem deferred to whoever sells the house next.
We say what we do not know
Where a figure on this site is a researched market range rather than our price, it says so. Where a fact could not be confirmed from a primary source, we leave the claim out rather than publish a confident guess. That is deliberate, and it stays that way.
What we are not claiming
STRAIGHT ANSWERS- No reviews, ratings or awards. There are none on this site, and none encoded in its structured data. When there are real ones, they will be real ones.
- No coastal-corrosion package. Sanford is an inland lakefront city roughly 40 miles from the Atlantic. Salt-air coil coatings solve a problem this city does not have.
- No HVHZ surcharge. The High-Velocity Hurricane Zone is Broward and Miami-Dade only under 2023 FBC-R R202. Seminole County is not in it.
- No published price list. Every number on this site is attributed to a third-party source and labelled as a market range. Your price comes from your house.
Licensing
CHAPTER 489Florida licenses air-conditioning contractors under Chapter 489, Part I, F.S., through the Construction Industry Licensing Board at DBPR. Section 489.105(3) defines the classes by scope, not by equipment brand or company size:
- Class A — unlimited in the execution of contracts for central air conditioning, refrigeration, heating and ventilating systems.
- Class B — limited to 25 tons of cooling and 500,000 Btu of heating in any one system. Residential changeouts sit comfortably inside this.
- Class C — service only, and applies to people who held a valid Class C licence as of 1 October 1988.
Section 489.119(5)(b), F.S. requires the certification number to appear “in each offer of services, business proposal, bid, contract, or advertisement, regardless of medium”. That includes a website. You can verify any Florida contractor yourself through the DBPR licensee search.
